Steps to obtain a building permit
1. Check that the plot can be built on: planning information note from the urban agency and approved local development plan.
2. Design the project and produce the regulatory drawings: location, site plan, floor plans, sections and elevations.
3. Gather the documents: title certificate, cadastral plan, signed drawings, owner's undertaking, architect's contract.
4. File the application with the one-stop planning office, now online through the Rokhas platform, then follow the committees' opinions and answer their comments.
5. Pay the fees and collect the permit. It is valid for one year to start the works.
The occupancy permit
The occupancy permit (or certificate of conformity for non-residential uses) is requested when construction is complete. It confirms the building matches the approved permit and allows it to be legally occupied, connected to water and electricity, and sold. We prepare the completion declaration and attend the committee's inspection.
Changes and regularisation
If the project changes during construction, an amended permit must be obtained before the works are finished. We also look into regularisation cases and explain what the regulations allow.
